Hi, I searched for houses in a well-known house search engine and found something but am totally confused about the following listing. Does this really exist for the price???????? Or is it expensive? It is a shell house, that I understood, but otherwise? It is apparently the company M..sa.

Who can do the math is clearly at an advantage

If you now assume that the mentioned price applies exclusively to the shell house, you come to €905.00/sqm _without_ basement; that is within the green range if by shell house a “refined shell” (shell, external plaster, windows and roof) is meant. The advertisement gets a “funny taste” because the equipment also includes a full basement. Apart from the fact that there can be no full basement included at this sqm price, I consider even a simple concrete basement (4 walls and done) very unlikely.

According to the object description, the plot is also included in the offer price. Even if it should be in the Takka-Tukka land – no plot can be that inexpensive for the advertised calculation to work. And by the way, if you prefer a developer project, real estate transfer tax is due on house and land; depending on the tax office, between 3.5% and 4.5% of the total purchase price => additional construction costs.

I would rather assume – since this amazing price also includes the soil survey and the surveyor, that the offer is a clever advertisement for self-builders; this is also supported by the frequent use of subjunctives and thus - if you consider quality, required time/experience and calculate all expected costs until completion - everything but cheap.

Anyway, I am always surprised how naive potential builders can be. Nobody gives anything away and a certain amount of house always costs a certain price. Anything that shoots up, but definitely down, belongs to the realm of dreams – but should be handled with utmost caution.

Should you just stay away from it right away or at least ask about it? So I think the building land thing is probably ground lease (that is possible in my city, but not everywhere). But it’s not free either. Personally, I just find the ad strange or it sounds like a lot more is coming our way.

calculate with double the price until the move-in ready condition, if it is still cheap for you then, I would have an offer made.
