Is the soundproofing in the ground floor condominium sufficient?

Hello everyone, we are currently considering purchasing a new build condominium from a developer. Since the apartment is located on the ground floor next to the entrance door, staircase, and elevator, we are wondering whether the apartment is sufficiently soundproofed. Furthermore, the bedrooms face a side street, which seems quiet. The following information on soundproofing is stated in the construction description:

The building is planned and constructed in compliance with the requirements of DIN4109 Sound Insulation in Building Construction, edition 1989.

Sound insulation between different unrelated units, between apartments and staircase, and regarding external noise, the proposals for increased soundproofing according to DIN 4109, Supplement 2, Table 2, or the specifications of DIN 4109 Tables 8+9 (external noise) are additionally taken into account during planning and execution; however, deviating from these requirements, a closed corridor within the apartments is not considered.

The maximum sound insulation value in the installed state for the apartment entrance doors is Rw, R= 37dB.

Special soundproofing within the own apartment according to VDI4100 and DIN4109 Supplement 2 is expressly not agreed upon. The sound pressure levels of noises from building services installations (especially the elevator) in living, sleeping, and working rooms as well as open kitchens are taken into account according to VDI4100, edition August 2007, Table 2, sound insulation level II (SSt II), i.e. <30 dB (A).

We look forward to your opinion.

Accordingly, only the minimum soundproofing required according to BGH case law for the recognized rules of technology is contractually agreed upon.
Search for: BGH erhöhter Schallschutz.

Despite the wording "increased" soundproofing, in the end only the usual minimum is actually achieved! Because DIN 4109 pure only protects against completely unreasonable noise immission.

Is the apartment basemented? With access to the underground garage - UG?
Then I would especially be concerned about the hard slamming of the smoke barrier doors in the basement corridors... They often cause problems. And for UG in the basement, they must also be kept closed later...

As Otus has already correctly stated, DIN 4109 + Bbl. 2 is the absolute minimum requirement of what is still legally permissible in building regulations nowadays.

I would be very skeptical about this in the case of owner-occupancy of the apartment. See underground garage with smoke-tight doors, but also front door, mailboxes, elevator system (in the stairwell or directly adjacent to a living space), staircase, possibly gate to the underground garage entrance...

For a carefully working building contractor with sensible floor plan and execution planning from the architect's side, the requirements of, for example, VDI 4100 are usually achievable at no additional cost. Only if it has to be fast and cheap, combined with an unfavorable floor plan and poor detailed planning, does it get difficult, so that often only the absolute minimum requirement of 4109 is met.

If you are already sensitive to noise and want to live in the condo yourself, forget it. There are too many if’s. Do you like to sleep with the window tilted open? Then you will always occasionally have car/people noises. How long has the condo been on the market? Last apartment in the complex? Then you know what’s up.

With the current market situation? Forget it, whatever is built sells immediately, that is no longer an exclusion criterion. Only the minimum soundproofing requirements met? Doesn't matter, as long as there is no personal use.

DIN and minimum requirements are one thing. Whether you feel comfortable in it is another.

I'm not buying a condominium for XXXk and knowing exactly that the noise will bother me.
