Hello forum!
Here is an excerpt from a borehole in the development area that is of interest to us (currently plots are being offered for sale there).
To me, as a layperson, this initially sounds like soil that is well suited for building, only the water balance "strongly groundwater-determined" confuses me... should that be a cause for concern?
Why am I asking:
There are still some parcels possible in the development area currently and so far only one has been excluded because it has about 3-4% slope and a dozen trees, the remaining parcels seem good to me at first glance based on their apparent condition.
Only if the excerpt already reveals to the experts here that something might come up should we maybe plan our budget for earthworks (currently 15k € planned) a bit more generously. The builder says 2k € is enough, but I simply don't believe that.
A bungalow is planned, slab dimensions 10x13m, to be built with a developer.
