Is the payment plan from GU acceptable?

Dear forum,
we are planning to realize our dream of a house with a general contractor. The contract includes the following payment plan.

I find the first two items quite steep, as in our case I would have already paid over 50,000 without a groundbreaking having taken place. What do you think? And what does a fair payment plan look like?

No idea what "fair" is, but the following is regulated for BT (and I already find position 1 questionable):

The maximum amount of these interim payments is regulated in contracts via the Broker and Developer Ordinance and divided into 13 stages:


    [*]after the start of earthworks (30% of the contract sum)
    [*]after completion of the shell construction, including carpentry work (40% of the remaining contract sum)
    [*]after construction of roof surfaces and gutters (8% of the remaining contract sum)
    [*]after rough installation of heating systems (3% of the remaining contract sum)
    [*]after rough installation of sanitary installations (3% of the remaining contract sum)
    [*]after rough installation of electrical systems (3% of the remaining contract sum)
    [*]installation of windows, including glazing (10% of the remaining contract sum)
    [*]interior plaster without fine plaster work (6% of the remaining contract sum)
    [*]screed work (3% of the remaining contract sum)
    [*]tiling work in the sanitary area (4% of the remaining contract sum)
    [*]after readiness for occupancy and simultaneously upon handover of possession (12% of the remaining contract sum)
    [*]work on the facade (3% of the remaining contract sum)
    [*]after complete completion (5% of the remaining contract sum)


It must be strictly noted that payments are always made according to construction progress and not agreed based on time. Furthermore, the developer may accept the assets in up to seven partial amounts according to the construction process.

Probably because you transfer it 1:1 to GU, which is nonsense. Those are two different things and generally not comparable.

so I find that overall pretty steep,
shell construction with roof frame 60% and to make it watertight, meaning with windows installed, you're already at 68%, and nothing is inside yet -
no sanitary rough-in - where is the electrical post?

I don't find that acceptable, but with a general contractor you will hardly have any room to change anything. take it or leave it.

You have to pay anyway. The main thing is that the construction company is financially healthy. If you can find that out, you can sleep peacefully and pay.
