Hello dear forum community,
construction will start in spring. Financing is secured and the plot fits, but I’m a bit afraid that the house will be too big...
A bit of general information: The plot has a size of about 800sqm, according to the development plan we are only allowed to build 1.5 floors with a gable roof with a 45-50 degree pitch. That gives the house a living area of 160sqm (approx. 90 on the ground floor and 70 on the upper floor). So far that would be perfect for me. But here’s the thing... We have a double garage next door and since we have 2 cars and 2 motorcycles, it’s actually half a garage more. It is 9m wide in the end and according to the development plan we have to put a gable roof on this garage. As a result, we then have over 30sqm more living space from the attic... The attic will be accessible from the upper floor... I just really don’t know right now if it’s all getting too big. The house has a total volume of 1200 cubic meters. (don’t know how to write here to the power of three)
We will move in as three people and there are two more children planned...
What do you think? Should we perhaps leave out one garage or should I ask the municipality if we are allowed to put a flat roof on the garage after all? Then we would be the only ones in the village, so I rather don’t think that would be approved... But who knows??
Our architect estimated the house turnkey at 320,000. This does not include any DIY work yet. But we will take care of the interior finishing as well as the electrical work ourselves...
Is 320 well estimated? How much do you save if you leave out one garage, is that really a lot or hardly noticeable...
My husband is not that worried about it (he doesn’t have to clean after all) just kidding, he says that when three children are running around the house will be full but until then???
Hmm... No contract signed yet so we can still change the plans...
