Every home builder who offers a completion guarantee from a certain stage of construction or planning progress knows exactly what they are doing.
The starting signal for the countdown will always be timed so that they can be relatively sure to meet the deadline. If it says from building permit, then the building application documents will only be finished when it is foreseeable that the capacities for the next steps are available. They are not from yesterday either.
And that is quite fair and reasonable.
With us, it also took a long time after signing the contract, I mean about 4 months, until the architect came by for the rough planning.
Therefore, it is best to first conclude a planning contract with the builder. It's 5% with us. Then you don't have to take out a loan for the time being. About 10 months have passed since the commitment to the builder with us so far. And it will take about 1.5 months more until the building permit (hopefully) :-). So 1 year and until then nothing has happened on the plot :-)
