That sounds plausible. We arrived at the price of about €1300 because family members had a city villa with more than 200 sqm built for this price. Hardly any own work and also a few nice extras. That was 1.5 years ago.

1.5 years ago is quite a difference. We are taking a "standard house," where we still make changes. The base price of the house alone has been raised by about €20,000 from the beginning of the year until now (fortunately, we have a fixed price). And of course, various costs around it as well.

The geographical proximity to Poland could also have a financial impact here.

Just for orientation: We currently have several offers from prefabricated house manufacturers, and none of them are below 1,800 euros per square meter of living space (each for the second highest completion level "almost turnkey"). The consultant of the provider, which we will most likely end up going with, told us that prices have risen sharply again in the last 2 years. In the construction industry, 20 euros per hour and up are currently being charged, and that is immediately reflected there.

1,300 euros might still work for a shell house, if you are skilled in crafts yourself and/or your circle of friends mostly consists of painters, electricians, etc.

Here in North Hesse, wages and living costs are also significantly lower than in the south or southwest. It's hard to compare. When I see what a no-frills semi-detached house in the surrounding area costs down there, you can get a small palace here for that.
