Is the calculation of the electrical work by the provider realistic?

Hello everyone,

we have received an offer from a house provider.
The offer includes the electrical work calculated at 16,500 euros.
According to the construction description, the following is included:



Are the calculated costs in the offer realistic for this?
I am asking because with this provider we would have the option to take the electrical work out of the contract and subcontract it.
Since we would like to have a KNX installation, we find this option interesting. For us, it would be important to know if we would already have to expect significantly higher costs with subcontracting for the basic installation.

For €16,500, that is very tight cost. If in the end you place your additional wishes (and you will have many of them - I would probably plan at least 50 additional sockets and various lamps + network), you will be much more expensive.

That also seems way too few sockets to me. In my 3-room apartment I have:

Bedroom
- 8 sockets (2x next to the bed, 1x wall for TV + LAN socket, once at the door for vacuum cleaner, 1x another wall for ambient lighting, 2x window sockets, 1x closet)

Hallway (only 2x2 m)
- motion detector, 1 socket

Storage room
- 1x washing machine, 1x other socket

Bathroom
- 5 sockets (2 above the washbasin, 1 below, 1 below cabinet in niche, 1 window socket)

Study
- 8 sockets (1x door, 3x double sockets on 3 walls, 1 window socket, 2x LAN)

Living room
- 9 sockets (1x door, 2x TV strip, 4x single distributed on walls, 2x window socket, 1 LAN, 1x TV)

Kitchen
- 11 sockets (9 sockets in different concentrations according to kitchen planning, 1x window socket, 1x dishwasher and stove connection)

Terrace
- 4 switchable outdoor sockets, 2 light outlets, 1x TV)

48 sockets for 66 sqm living space plus terrace. After more than 10 years of living .. I still don’t have any extension cords or such lying around, because there simply would be power somewhere. In one or two places there are multi-sockets (TV, office with home office), because there are simply one or two more devices.

Plus light outlets and in the living area, bedroom with two-way switches, so that you can turn the light on and off, for example, from the bed or from the door.

That means we would probably be better off taking out the electrical work and outsourcing it with individual planning, right?
Because if we list everything with the provider, we would probably be more expensive, right?
We were already aware that there are too few power outlets and network connections in the offer.
The 16,500 euros just seemed too low to us. Therefore, we thought outsourcing with individual planning would be significantly more expensive overall than the provider's basic electrical equipment + listing.

You should get individual prices. Cost per socket additional, double socket additional, switching with one or more burner points. ETC. That way you keep an overview, at least somewhat.

The installation in KNX is a whole different caliber. Get possibly several offers. Then there will also be a few more cables coming in.

When removing the electrical trade from the general contractor, always remember to discuss and document in writing what consequences this has. The trade is repeatedly on the construction site, so it must be properly coordinated. Drills a lot of holes, which can affect tightness. Also interacts with other trades, etc. ;)

What are you planning regarding KNX? What should it be able to do and cost? Do you want to do something yourselves?
