Is it worthwhile to divide building land before selling?

Good day,

We own a plot of land near Götz an der Havel with approximately 2350m² of area, of which about 1750m² is buildable. The width is about 54m and the depth is between 40m and 52m (see picture).

Would it be worthwhile to divide the plot, either into 2 or even 3 plots?

Worth it in what way? For selling? It depends on the demand, but basically yes. It is large enough for several detached single-family houses. ==> Sell two parts of the property and build your own house with the proceeds!?

Financially profitable. So you think splitting into three would be okay? All parts would be sold

What is a square meter worth with you and how attractive is the property? How large are plots usually in the area? Do you want to sell in principle or keep some of it? If I had the possibility to get such a large plot, I would do it. You can never have enough garden ;) Basically, I wouldn’t divide it into more than 2 pieces, otherwise with the depth everyone would be on top of each other

I don’t know the exact square meter prices, a real estate agent said they are going down a bit since interest rates are rising. But on Immowelt you can see around €200-250/m². I think the property is relatively attractive, forest behind it so no building allowed, no traffic. It would be a complete sale.

Just saw it on Google Maps. The location is quite nice. Print out the map and draw lines showing how you would divide it. I tend to see more 2 than 3 parts, unless you want a back lot with a long driveway. But then the front two won’t have much of the forest left.
