Yes, financing offers are available. 2300 bank loan + 550 private loan in the first 10 years. Calculated as feasible means we can get through the parental leave with all foreseeable costs. Additionally, some banks allow reducing the repayment during parental leave. After that, full-time work will be done. An income increase of between 3 and 4% is expected. No siblings.

I would seriously consider it. Part-time, unemployment, etc.

Good financing can also be managed, if necessary, with part-time work and unemployment of one partner.

50% sounds pretty harsh at first. On the other hand, there are still 2,850 left to live on. Unless two 50k cars are desired, that should be doable. What does the household budget look like? Parental leave itself is not such a drama, you can get through it. Whether both will work full-time afterwards will have to be seen in practice.

Our income is slightly higher, but we would never have dared to take on such a high monthly burden, even though our family planning was already completed in our early 30s with 2 children.

366k for a 180m² house with a massive double garage is, in my opinion, very doable, but then you still have to calculate the incidental construction costs separately OR choose a very "down-to-earth" execution for the house. However, I would then be very concerned about the discrepancy between the house price and the land price.
