A valid energy certificate is mandatory. It is also stated in the Energy Saving Ordinance. No matter what your sister has, it is invalid solely due to its age and must be newly issued.

Of course, one does exactly not that.

You can even have an energy performance certificate created online. Costs under €100. No big deal.

Energy performance certificate... energy performance certificate... energy performance certificate... energy performance certificate... As a buyer, I'd not give a damn about some things

Just try to understand that...

A "consumption certificate" is calculated based on your consumption over the last 3 years. I sent it there, and today I get an email saying "please check your values, the values are almost in the range of a passive house."

Yes, that may be true. But it still doesn't change the numbers we provided. I took them from the bill and did not make them up..

"Your order has therefore been canceled" is stated at the end..

Can it not cost a 15,000 fine if you do not have an energy certificate created? I think then you can just pay the 100 euros for it. For older houses, as far as I know, it always has to be the expensive one.
