Is a T30 door between the house (utility room) and the garage in Brandenburg not allowed?

Hello everyone,

the following is written on the confirmation of receipt of our building application:

"The T-30 door between the utility room and the garage is not permitted. If the door remains, the garage triggers setback areas that must be legally secured. The changes must be made accordingly and submitted."

Does anyone know this? If it is important, it is a boundary garage and all requirements according to the building code have been met. Our construction company is not familiar with this and currently, the construction company is also processing a building application for a boundary garage with access to the house, and there are no conditions there.
Upon inquiry, our building application officer said that this is stated in §8. I absolutely cannot find anything, not remotely.

Can someone help us? Is it usual that one officer does it this way and another that way? They have to adhere to laws/regulations.

what exactly is the problem?



Are they complaining because there is a door there or because it is "only" a T-30 door?

If the building authority continues to be stubborn: remove the door from the building application plans, but already plan the door lintel in the working plans for the subsequent installation of a door.

Hello Andreas,

the issue is that a door, regardless of the type, is not permissible. She said that as soon as a door leads from the house to the garage, it is considered a single building. However, there must be two separate buildings.

The idea with the door lintel is basically good, but then after moving in and acceptance, tearing everything up again to install the door? I don't know if there is also a random "inspection" by the building authority where something like that might be discovered. Do you theoretically also have to register that?

Such a door is permitted in Sachsen-Anhalt. I have no experience with Brandenburg.

is really the problem, it’s not only about the door but also (probably mainly) about the fact that you want to build the garage as part of the house. If the garage doesn’t have its own wall facing the house, it is not separate and therefore part of the house. Maybe plan a separate wall facing the house? It doesn’t have to be thick.
