Is a soil report not possible before surveying the new construction area?

Hello.
Basically, we wanted to have a soil survey carried out in the new development area before buying the property. However, the new development area has not yet been surveyed, and unfortunately, we have to buy before the survey. The BU says that this is not possible because it is not surveyed. A soil surveyor said it would be possible, but he would have to perform surveying services himself there, which would be reflected in the price of 3500 euros. From the feeling, I believe that we will not be able to manage the survey before the property purchase contract, regardless of the price.

Would you still have a soil survey done for the property after the purchase contract because of the foundation? I think I have heard that the builder is responsible for the land. If defects occur after completion of the building on the part of the BU, caused by a foundation that is incorrect for the soil conditions, the BU (who also contractually carries out the earthworks and foundation) is not liable for damages to the house because the builder did not have a soil survey carried out before the foundation.
Has anyone dealt with this before?

In our case, we had a soil survey conducted before the purchase. Four boreholes were made approximately where the house would later stand, and the whole process cost 500€. For this, we received a geotechnical report for the preliminary construction design.

We understand that we will need to have another survey done later when we know exactly where the house will stand and how it will be built, but this way we were sure that we would not encounter any unexpected problems.

Pierre, that is enough. That is sufficient. Approximately where the house should go.

If the plot is still farmland, so it’s not really possible to guess where your own property will be, all of this is useless.

I would say, go with the gap. You might have some extra foundation effort later on. Or do you want to build with a basement?

Taking the chance with the gap will probably be necessary, otherwise it is our dream plot.

Did I understand you correctly that we should still have a soil survey done after purchasing the land?
We will build without a basement.

Sure, before the construction. The report is crucial for the foundation.

We had the report done 1 year after the purchase, before that it wasn’t possible due to the development work in the new housing area.

Don’t worry, is there a report for the entire area?
