Is a soil investigation report included in prefab house construction?

Hello,

I wanted to ask whether a soil investigation report is already included in the services when you buy a prefabricated house?

I always find the remarks in the construction descriptions strange, like for example, a constant strength of the subsoil of xxx kN/m² is assumed.

How am I supposed to know that? If I am building a turnkey house, the company should tell me that!!!

Hello Ompre,

as a rule, you can assume that a soil survey is not part of the contract. For your own safety, you should therefore have one carried out, preferably before you sign the contract with the FH provider. Subsequent adjustments can otherwise become expensive.


Should the providers have a soil survey done for every offer they submit, or how do you imagine that?

Thank you for the contribution! Well, not everyone should do a geotechnical survey. But I would say it should be part of the contract. That means if I have chosen a prefabricated house builder, they conduct a soil survey on which the foundation slab is then built. You could say that up to about 25cm the foundation slab is included in the price and that every additional cm costs such and such amount of euros.

In the contract, in my opinion, it could say: The foundation slab will be constructed according to the requirements of the geotechnical survey. Included in the price is a foundation slab up to 25cm. If the geotechnical survey requires a foundation slab larger than 25cm, the additional effort must be borne by the buyer. For every additional cm of foundation slab, the buyer pays xxx euros. For every 10cm more, an amount of xxx euros is added due to reinforcement!

That would have to be clarified with a lawyer on how to phrase it really rock-solid in the contract! That is why I will also go to a lawyer.

well, you can create the stability.... that's why such things are included in the construction performance descriptions. Earthworks and foundation work are almost always the responsibility of the client. Just like a soil survey. Our house provider absolutely requires one. others consider it optional. They then perform a pressure test and if it fails, it gets expensive for the client.

Why should a prefabricated house provider take care of the "UNDER THE HOUSE"? That is not within their responsibility. They can only tell you the framework conditions, the civil engineer then has to ensure their compliance.
