Good evening,

we received our prefabricated house last week. It has a gable roof with a 38° pitch and during today's inspection it was noticed that no eaves flashing or drip edge was installed. The water that accumulates under the roof tiles flows down along the underlay and directly against the fascia board. The fascia board is already doomed to weathering. The installers say that this is standard with the house manufacturer and that the eaves flashing would have had to be specified.

Is anyone aware of a regulation or guideline that requires an eaves flashing? Because, according to my roofer acquaintance, the installation with eaves flashing is state of the art but I cannot provide this in writing.

Regards Marvin

That should be in your construction service description.

They don't mention anything about [Traufblech] there and the question also remains whether there is a guideline that definitely mandates something like that.

Water accumulating on a board cannot be state of the art. Either the [Unterspannbahn] is led into the gutter or it must be able to drain underneath the gutter.

As far as I know, it is state of the art. However, it is also possible (also state of the art) to do without it, provided that a safe drainage of rainwater is ensured. It should be in the rules for metalworking in the roofing trade.

The fact that it is not mentioned would be an indication that it is not included. Things that are included are named in the construction service description.

Our garage was also delivered without a drip edge. We missed upgrading it. Now we are the ones with the dark streaks on the garage. But it’s just a garage…
