Hello everyone,

we have decided afterwards to increase the ground floor height by 13.5 cm because we want to install LEDs in the ceiling and the general contractor says that an increase would then be sensible. So far a height of 2.45 meters (structural shell 2.625 meters) is planned and then we would have a height of 2.58 meters (structural shell 2.75 meters).
That would mean, however, that my house would grow by 13 cm contrary to the building application. According to the regulations of the city from which I bought the plot, I am allowed to build up to a maximum height of 10 meters, and I am still well below that, but the building application is decisive, isn’t it?
Do I now have to submit an amendment, or is this a tolerance value?

Thank you very much for your help and best regards
Bastian

Hello Bastian,

Dimensional tolerances exist in the mm range up to maybe 1-2 cm depending on the trade; even concerning eaves or ridge heights. But you are talking about 13.0 cm, which significantly changes both values from the building application. As long as the max. heights for ridge or eaves height (depending on which value is relevant for your construction project or even both) from the development plan are adhered to, the building authority should not object. However, this still means you have to submit a supplement. If the building application is still in the approval phase, you should act quickly so that the costs for the supplement remain within limits.

Rhenish greetings

Thank you Bauexperte for your quick response: I had suspected as much. The building permit was approved last Friday, so I am exactly one day too late. You always try to think of everything, but you simply cannot think of everything. Such a nuisance :-((. Now I have to weigh whether I want to wait for the time the supplementary application will take, or whether I stick to my 2.45 meters. If I don’t lower the ceiling to install LED spots, the height is sufficient after all. So back to pondering again.

Does anyone (construction expert) maybe know how expensive a variation order is? For us, it is about aligning the garage (should be aligned with the building line)...

Hello Bastian,

So it's still very fresh and, so to speak, still in the caseworker's memory. Just give him a call ... ?

Rhineland greetings
