Is a building expert recommended in addition to the renewable energy expert?

Good morning!

I have been reading diligently for several days - we want to start building a single-family house soon. The plot has been purchased, the architectural planning is almost complete, and the contract drafts with the general contractor are ready. We are financing it partly with a KFW 153 loan; the house is to have a 55 standard. We have already hired the obligatory expert for the EE. He will accompany the entire construction and regularly check and discuss some EE-relevant aspects on the construction site.

Now my actual question is, is it worth getting another expert for the "general" topics beyond the EE? Important topics like insulation are already examined by the EE expert. What else can a second expert contribute during construction supervision? I am considering saving myself this and only hiring someone for the acceptance inspection. Does that make sense? The chosen general contractor has a very good reputation in our area, and acquaintances who built with him had no expert at all because they were very satisfied with the construction manager. No one can objectively make this decision for you. Pro additional expert: you play it safe. Con additional expert: extra costs, EE expert already present (who might also take a bit of a look?!), good general contractor I would not hire an additional (regular) expert. One-time shell inspection with expert + one-time final inspection with expert

Thank you, what was that for you, for example? Warranty? Here he follows the VOB (4 years for load-bearing components and 2 years for movable parts)

It was 4 pages of reformulated sentences and additions, the essential points were security retention, warranty retention, and insolvency clause. For us, that was already 3 years ago. In a current contract version, we have seen that the general contractor has adopted many of the formulations into his contract.
A small general contractor simply has no legal department and lives from building.
