Hello everyone,

after the interest rates have continuously gone up in recent weeks, thanks to FED and ECB announcements, there seems to have been a push southward currently.

I currently have an offer for 500k EUR over 10 years with a loan-to-value of 66% at 1.27% effective (5% special repayment, 12 months availability).
What do you think?

PS: 15-year terms with the same data as above are available at 1.52%.

I do not directly see a "push to the south" now. Currently, it is not going up as strongly as in the past weeks, but I would rather see it as a sideways movement at the moment.

if inflation remains this high, and it will with energy prices, then the ECB (must) raise interest rates. The Fed is a bit more flexible or not as strongly tied to inflation

You can see, on 03.01.2022 = at 0.36% 28.02.2022 = 0.90% 02.03.2022 = 0.77% so rapidly upwards, now slight recovery the 1.27% or 1.52% in the current situation I don’t find that so bad. Maybe a [PLZ] where it is being built would be interesting,

Why should interest rates fall in times of growing uncertainty? The Ukraine war rather leads to more and longer-lasting inflation.
