The problem with multiple loans with different terms is that only the bank listed in the land register can be considered for extension. Few banks accept second rank, and then they are expensive.

I chose a full repayment loan last year with a 15-year term and an interest rate of 1.51%. This way I can comfortably pay off the 100000 and it simply takes 15 years if I don't make a few extra repayments. But I also have absolutely no risk.

But this is mainly due to the low loan amount and the fact that with a five-figure outstanding debt, the follow-up interest would not be a reason for sleepless nights anyway. With a 500K loan, your plan would not have been an option.
