Insulation for the top floor ceiling - which material?

Good day everyone,

we are building turnkey with a general contractor. In the contractually agreed scope of work description or offer, the following is included as insulation for the top floor ceiling (above it a cold roof):

"The top floor ceiling receives insulation made of Styrofoam insulation boards EPS 035, 240mm, including 15mm OSB boards with tongue and groove all around."

Since heat protection is very important to us and unfortunately summers are not getting milder (rather the opposite), we have now discussed options with him for better heat protection.

I must preface that the walkability or later conversion of the attic is NOT important to us - we do not have any windows up there, absolutely nothing, and we also have a 25° pitched roof, so even my wife cannot stand there :-) so no storage space is planned up there. In other words, it does not have to be walkable.

The following options and additional costs were offered to us:

Option A: wood fiber boards --> these also have excellent summer heat protection. Additional cost: €4000 net

Option B: we keep the Styrofoam insulation. Instead of the battens and the foil on the rafters, we use Gutex boards 60mm (for summer heat protection). Additional cost: €3100 net

Can someone tell me which is better for heat protection and whether the prices are okay?

Ah sorry. It is made of reinforced concrete

Then take it out and collect the payment. Afterwards, roll out 2 x 120mm, better 2 x 160mm stone wool crosswise and leave it open.

Yep, because the reinforced concrete ceiling already provides so much summer heat protection, the rock wool insulation is completely sufficient. And with the money saved, you can treat yourself to a nice garden.

Can you just take it out like that and install something? After all, that is the thermal envelope that must be calculated accordingly so that you comply with the energy saving ordinance
