Hello everyone,

we are currently looking for an independent financial broker in/around/near Munich to support us with financing.

Basically to find out what is financially possible with potential subsidies and so on.

Independence is important, preferably fee-based advisors. The main thing is that in the end we finance our house and not the advisor's house or Mercedes :-)

Looking forward to tips and information.

Best regards
Ingo.

Hello Ingo,

the independent one who doesn’t want anything for his own BMW (after all, you live in Munich), his house, or his wife/girlfriend DOES NOT EXIST. Cannot exist. Unless you ask the consumer center. Fee-based consulting is still a bit (very much) in its infancy – what are you willing to pay as a fee? You don’t have to answer this question. If you inquire with 3 providers for comparison reasons, will you then pay 3 x fees? Everyone who is active in the financing/insurance/investment sector lives off commissions for (successfully) submitted business. No one (not even a developer who offers “free” financing) works for free.

Even the independents of course receive their commissions and many steer their business so that they submit where they get the highest commission. Besides, some of these independents don’t even take liability for cancellations, so for them a secure financing is not decisive.

For example, I work as self-employed for an independent company from Ludwigsburg, at the same time I have access to F-platforms for financing and can search among x companies.

By the way, just as a side note, someone who puts together an individual financing for you that is not only temporarily affordable and properly secured has also earned their commission.

Kind regards
JoS
Advice – but fair!

That he has to live off something is clear to me :-) But I see it from the example of a wrongly concluded insurance where after 3 years with just over 100 euros per month there is already a hefty 300 euro surrender value and the other 3300 euros are lost somewhere ;) in the BMW, for example.

What matters to me is that he can gladly receive x euros/hour for his x hours of work and that the financing runs without commission, because then it is payment for performance (that's how I am paid too) and not payment based on the choice of the best commission (on the topic of independence).

I would not inquire with 3, but simply choose 1 who is worth his money, knows the situations and funding opportunities, and then choose the offer that is the best for us and not for him.

Personally, I hope that someday we will be as you wish. However, it seems to me that you are quite an exception. I can’t reliably say in how many cases I have invested x hours, set up a secure and affordable financing, and then the dear client trots off to their house bank with my concept and they give it to them for seemingly 0.01 cheaper. But—and here I have to defend, let’s say, 66% of the "financial advisors"—work reasonably not only in DIRECT commission interest. Unfortunately, there is a good third that can definitely be called black sheep.

Good luck JoS Advice – but fair! P.S. among the general contractors and builders of this world, the proportion of (very) black sheep is at least just as large.
