So here the additional costs include, as everywhere, heating costs and cold and hot water and cable TV.
In addition, the following items must be paid proportionally: property management, janitor service (including snow removal, garden maintenance), stairwell cleaning, elevator use and maintenance.
The following items must be paid by the tenant independently:
Electricity (obviously!), telephone/internet (obviously!), garbage fees (each tenant has their own bins), license fee [GEZ] (obviously!).

I think in "upscale" residential complexes there simply is no more cleaning duty or snow removal obligation. By outsourcing these tasks, conflicts within the building can be significantly avoided.

Did I forget something?

Property management costs must not be passed on to tenants...

That may be. I don't have the statement at hand right now.

But the fact is also that they are then simply added to the rent. No landlord is going to give away additional costs.

A privately rented apartment without management and all the extra fuss is certainly cheaper, even in new-build quality.

It's just a shift from service to self-service.
As long as you can, you gladly sweep your own yard and mow the lawn. But when you can't anymore, it means: you have to.

Not without reason do people in older ages sell their house and move into a comfortable apartment with such affordable services.
We are in the middle of our lives, want something of our own and want to do it ourselves. Later, it will be different again ;)
Either you're a "square" type who wants that place that makes you independent and self-sufficient, or you're not and instead buy yourself a great car and travel.
I don't want to ask a landlord if I may install a kitchen to my taste or if I may stick things on the walls... I don't want to know if it’s worth it.

Ok then you shovel yourself. But maintenance of all technical things, building insurance, etc. you bear yourself and not in shares. So inform yourself smartly about what you pay.

A landlord does not do that themselves either. I manage it myself and bear the responsibility regarding the choice of service providers.
