Hello house building forum!

- 860m2 plot, 13m wide x 66m long
- 1 existing house built around 1930, approx. 85m2 living space
- 1 existing house built around 1950, approx. 82m2 living space

Both buildings are connected, each partially basemented, Jurahaus style.
Both houses are currently heated with wood and old oil stoves.
The basements already show signs of mold due to poor ventilation and absence of heating.
Both houses have not been really well maintained and except for some insulation 10 years ago and new windows, nothing much has happened for a long time.

Building regulations from the city: gable roof, no knee wall, 3m distance to the left and right plot boundaries, 5m at the front (visibility triangle from the street).

My question would be, in your general opinion, is it still worth renovating such houses or should one rather plan a demolition and new construction from the start?

I would recommend demolition. However, I find the plot too narrow if you have to keep a 3m distance on each side.

An interesting plan would be a site plan where the existing buildings are drawn to scale, but also the existing buildings of the neighboring plots are drawn to scale, ideally oriented to the north, otherwise with a north arrow.

And then one would also need to know what requirements exist, i.e. space requirements, which rooms, how many people, cars, etc.

"kein Kniestock" ... does that mean 1 full floor and only a pitched roof on top? Are there any pitch specifications for the pitched roof?

Scale-appropriate is currently difficult. North is at the top right. In the map section, you can also see the small shed outbuilding and the current garage. Unfortunately, there are also paths adjacent to the property on the left and right. Space requirements, 2x 2 persons, multi-family house, 2x car, 1 RV - the last insulation was probably with Heraklith boards in the roof. It is number 13 in the picture.

Otherwise, what is the garage? The larger of the two outbuildings?

So 2 residential units each with kitchen/dining/living/bedroom/bathroom/ ... and additional requirements?

For new construction, you would have to extend the house further into the plot .. or is it now 5 m at the plan's left corner?
To the plan's left, it's now also less than 3 m - right?

No, no further claims. Affordable if possible, of course.
250k€ would be my available budget for the new building. But whether that is enough?

Yes, these building regulations did not exist at the time of construction.
Back then, everything else was not yet building land.

The demolition would cost about 10k€ according to the first offer.

Yes, the larger building is the existing garage.
