Hello,

I would like to briefly introduce myself and my house project. We are building a 1.5-story detached single-family house without a basement and with a carport in the Rhein-Neckar triangle - nothing special so far.

Since our building area is still being developed, we have now learned that to fill the plot at ground level to street level, we have to fill and compact about 450 cubic meters of soil. Since the building permits have already been approved, we are now considering how to reduce the filling material without significant additional costs.

First of all, this calls for a building with a basement. However, since we do not want to pay the extra costs for a basement and also do not want to start our building planning all over again, this is ruled out.

Now we are thinking about possibly only basing the carport. We would probably only need to submit an amendment to the building application there. How sensible is this overall, and is something like this possible in terms of structural stability? Does anyone have experience with basements beneath garages/carports?

What other alternatives do you see to reduce the amount of fill material?

I don’t understand: 1. Building application approved 2. Authorities set heights (street) 3. Backfilling? The process is usually that the authority FIRST sets the height in the development plan -> THEN comes the building application. Accordingly, you should have been able to / had to decide how to build back then. Why is the ground level being adjusted afterwards? Have you already done a soil survey? Maybe you have to buy load-bearing material anyway – then it doesn’t matter.

A height was not specified in the development plan.

We have not conducted soil surveys yet.

That can hardly be possible yet...

In which federal state do you want to build?

Ok, interesting.

How is the maximum eaves and ridge height, as well as the height of the finished floor level, defined in the development plan?

There must be some reference point, also with regard to the now required (subsequent) [Aufschüttung]?
