Hello everyone,
I am aware that the costs for a house vary greatly and there are almost endless possibilities and variables. But we are trying to get a rough idea of possible costs when building a house.
Therefore, I would like to ask a few questions that may sound trivial or even nonsensical to many experienced users here. But through dialogue with you, certainly completely new, unforeseen elements and questions will arise.
The situation is as follows:
We are considering purchasing a plot of land. Since land prices are very high, the plot alone will already cost around 400-500 k€. Added to this are the fees for the notary, possibly a real estate agent, and of course in the end the interest for the loan.
Now we are wavering between classic solid construction and, for example, a prefabricated house and wonder whether money can really be saved here or not.
The house cannot have a basement. It should have a ground floor plus one upper floor and an attic (does not have to be finished, but should be insulated for potential later expansion). The living area should be about 200 sqm (since there is no basement space, living area must be "sacrificed" for heating room, storage room, small workshop, etc.).
We would do a lot of the interior work ourselves. So wallpapering, painting, etc. no problem.
In principle, we could also tile the bathrooms ourselves and lay the floor, but here we are interested in the approximate cost factor for labor.
May I ask you for your general assessment of current prices here?
1. Notary fees? Architect fees?
2. What other costs are incurred with a purchase (property transfer tax, development [flat rate or depending on requirements?], entry in the land register, etc., etc.)? I have already found some information here:
3. What would a 200 sqm house roughly cost in both construction methods, assuming a 25 sqm balcony on the 1st upper floor?
4. What does approximately one square meter of balcony area cost?
5. Is the number of rooms relevant or is it more about square meters?
6. For parquet (living area) and tiled floors (kitchen and bathrooms), what would you roughly estimate the labor costs (without materials) to be if done professionally?
7. If not tiled and only the sanitary installation is carried out by companies, what would a 10 sqm and a 15 sqm bathroom roughly cost?
8. How much does a "normal" double garage with a wide door (instead of two single ones) cost approximately?
What other costs have we forgotten? Of course, we have already started researching, but statements on various websites with "from" prices are usually far too low to attract customers.
Bonus question, since there are some flood-prone areas here: What would you roughly have to plan additionally for the above construction project if built flood-adapted? This is also probably the reason why no basement would be possible. Or if anyone knows, the price for a basement that is "flood-protected," if such a thing even exists.
