How to build a prefabricated house? What to pay attention to during construction and financing?

Hello,

my wife and I would like to have a prefabricated house built because it is probably one of the cheapest options. We live in Hamburg and would like to build nearby, preferably also in the surrounding area.

First of all, how do I find the best or fairest provider and what should be considered when building and financing? How does the search for land work? I always look for plots on [ebay Kleinanzeigen] but that probably doesn’t work, does it?

I would be happy if someone could give me some tips on how to proceed and what I need to consider.

We are in our early 30s and currently have little equity of 40k€. What can you recommend to us?

Read through here for a few weeks, then we'll continue. Everything you ask has already been discussed here many times.

Follow this forum for the next 5 years, bake together during that time and save every penny, and then maybe buy a small condominium...

That's why I'm specifically asking in a new thread before I click through every page now. But well, thanks for the answer. I wouldn't have thought of that.

Maybe start a thread about your finances. That calls for 750k and more in costs and credit. So over 3,000€ installment. Since you have no equity, your creditworthiness must be excellent, otherwise there will be no loan. So 7k net should come into the account. That is a rumor. A comparable property costs comparable money. No matter if prefabricated house or made of Lego. As said. Check finances and then start looking for a plot. Check ImmoScout and all portals. Services from prefabricated house builders are almost always something like a coffee tour.

Makes it easy for you, not for the rest. So follow everyone's advice, educate yourself, save equity capital, and then see further.
