How long does the property acquisition tax take?

On 24.6., our priority notice of conveyance was registered. The transfer (payment) of the property was on 26.7. We have also paid for the negative certificate and land register entry in the meantime. Nothing else has come yet. How long does something like this take at the tax office until they want the taxes? (And shouldn’t they want them as quickly as possible?) The whole thing is a larger construction site. Some properties were sold before ours, some only later. In the current land register excerpt, most properties have already been "correctly" transferred, including those sold after ours. However, for two other properties, only a priority notice of conveyance has been registered so far (which were sold shortly before ours). Strangely, construction is even already underway on these properties... Are there any tricks to speed things up? And why is such a process handled so differently quickly?

Call the responsible caseworker. It was similar for us. I then found out that the caseworker was sick and the colleague took it over and continued processing it. Why is it processed at different speeds? For us, the caseworkers were divided according to the first letters of the last names. One was sick, the other on vacation,...

One week after the purchase contract, we received the questionnaire (because of the tied transaction), and one week after submitting the questionnaire, the decision was there. One would think that the tax office rarely delays this for a long time.

With us, the whole process dragged on and I think it varies from tax office to tax office and from land registry to land registry.

With us it was like this:
- Purchase of the property 10/2012
- Entry of the priority notice of conveyance 10/2012
- Decision on the GES end 02/2013
- Change of ownership in the land register 11/2013

If the priority notice of conveyance is recorded in the land register and the purchase price has been paid, then construction can also begin. We were told right from the start that the transfer in the land register could take up to a year (and it did).

It only took us a few days as well.
Basically, for claims/obligations towards the public authorities:

If you receive money, you have to expect a waiting time of several months.
If you have to pay money => "Payment within 10 days from the date of issuance of the notice"

Our first reaction from the tax office was the sending of a questionnaire to determine the real estate transfer tax. With the questionnaire, they mainly want to find out whether you bought the house and land separately or together. About 6 weeks after sending back the questionnaire, we had the tax assessment notice.
