How is the setback distance from the property boundary to the building measured?

during our planning, a question came up. How is the boundary distance from the property line to the building measured? I mean the known minimum distance of 3m. To the beginning of the building (i.e., outer edge of the brickwork) or to the roof overhang (roof edge)? It would be great if someone knows this )

depends on the development plan. This should be regulated here, otherwise check the state building code. It should state from where measurements must be taken. Usually, however, the house wall. But there are exceptions. It is also often regulated how far the roof may protrude into the setback area.

That's exactly right. It's best to inquire with the municipality. I had measured from the wall and then found out during the building application that no roof overhang outside the building window is allowed without exemption in our case. I have now applied for this exemption.
