hello everyone,

I think this forum is a must for every homebuilder it is super interesting to read through the different topics.

now to my question:

after we have now purchased our plot of land and the financing for our building project is in place and the loan contract is signed and approved, we now finally want to start building.

we want to build with a local construction company. after discussing our wishes together with them, they gave us a cost estimate based on the first drafts.

in the next step, we made some changes to the drafts with the architect of the construction company (moved walls, roof overhang, basement height...etc.)

how does it ideally proceed from here? I think the BU now has to prepare a detailed offer for a work contract, right? before that is signed, there is no legal relationship yet...am I seeing that correctly? is a fixed price agreed upon or what needs to be considered?

I have not yet conducted price negotiations with the BU. in your experience, is the price of the offer "usually" still negotiable?

You seriously signed a loan agreement without even remotely knowing the price of your house or having planned it in detail?
Have fun with the commitment fees...

The money is available to us for 12 months without any commitment interest. The rough price range is already known to us.

Rough framework? That was very careless. And why does a bank sign a contract without a concrete offer?! I hope your loan is enough and that you still have room.. 12 months can also be tight with good providers, especially when the factory contract isn't even in place yet

How things proceed now: well, you should now plan the house as precisely as possible and incorporate all your wishes so that the BU can calculate a price as accurately as possible, which then forms the basis of the contract for work. That is certainly what you meant by "fixed price." However, there will never be a fixed price as such, because during your construction project you will repeatedly encounter additional costs that are not included in the offer price according to the contract for work and the description of services. It would be necessary to study the BU’s description of services.

what do you mean by "plan as precisely as possible"? Should every single socket, etc., already be planned at this stage?
