How do you start building a house/renovating a house?

Hello

We want to buy a house from 64 and thoroughly renovate and extend it. We want to build an extension of about 9x5 m plus a driveway (the entrance will be relocated). At least, this is how we imagine it! Now the question is: How do we start? First to the architect (is an architect also a structural engineer or do you need a separate one?) and then to the bank or the other way around or completely different? How do you do something like this? We have committed to the house because we definitely want it. My father has also done a comprehensive extension and so we know that we have to manage with 100,000. How is it with the architect? Do I go there and say what I imagine or do I let them do it first? What does planning an extension roughly cost?

The costs for the architect are usually regulated by the HOAI. First, it should be clarified with the bank what is affordable. Then one should take a look at the development plan or the building regulations of the respective federal state. I also have something in mind that for renovation measures of a certain size, an energetic renovation of the building or at least an extension according to the current guidelines of the Energy Saving Ordinance is required. In addition, if you have a house from this year of construction, you should also set aside a few extra euros as some things may still come up for you.

Maybe just call the architect briefly and ask how much a consultation costs, some even offer the initial meeting for free.

I would first have the possibilities for the existing building shown to me through an on-site consultation (use [BAFA funding]).

Then I would have a planner determine the construction costs.

If necessary, clarify whether [KfW] or state funding can be used.

Once it is clear what will possibly be done by companies and what can be carried out as own work, I would draw up a financing plan.

As a rule, the structural engineer will not be the architect, but a civil engineer.
