How do you calculate the structural cost sum for a prefabricated house?

Costs (Fees)

Building permit fee

[*]EUR 6.50 per started EUR 1,000 of the shell construction sum (minimum fee: EUR 50.00)

The basis here is not the actual shell construction sum of your building, but the shell construction sum determined according to the annually updated shell construction values of Annex 2 of the Saxon Fee Schedule. Here is an excerpt:

[*]Residential buildings: EUR 118.00 per cubic meter of gross volume
[*]Weekend houses: EUR 104.00 per cubic meter of gross volume
[*]Closed small garages: EUR 71.00 per cubic meter of gross volume
[*]Open small garages, sheds: EUR 43.00 per cubic meter of gross volume

If a change of use is also (or separately) applied for, for its approval the following fees are charged in addition to the building permit:

[*]EUR 50.00 up to 2,500

Other fees

If you have applied for deviations from the legal provisions, the fee per deviation for the decision is:

[*]EUR 50.00 up to 2,500

If the building supervision authority has to involve neighbors, the fees charged per neighbor are:

[*]EUR 50.00 up to 500.00

Additional fees may arise depending on the respective construction project and the associated review of structural evidence and construction supervision.

Discounts

If one or more building permits are applied for two or more identical buildings at the same time, the fee for the second and all subsequent buildings is reduced by half. The discounts are applied across all construction projects.

If you have already received a preliminary decision before the building permit, the fees charged there are credited against the building permit fee depending on the scope of the review.

The simpler, faster, and significantly cheaper option would be a cutout (if possible). It cost us roughly 200€.
