How do I find a competent construction manager?

Hello dear forum,

So if I understand correctly, the term "Bauleiter" is not protected, meaning anyone can call themselves that.
The following questions:
1. How can I distinguish a competent "Bauleiter" from an incompetent one?

2. Who is liable if errors occur later that were not detected by the "Bauleiter"?

3. How should one best proceed with the construction of a single-family house with a lot of own work in the shell construction phase concerning acceptance and construction management?

The state building codes refer to a construction manager in connection with the client tasks.

Instead, the object supervision / construction supervision or construction site management is regulated by the HOAI.

Regarding your questions:

1. Engineers should be competent.

2. Check if the person is registered with the chamber, then there is usually insurance as well. (or possibly ask to see the insurance.)

3. With a lot of own effort, the new owner/architect hand-in-hand concepts are not bad. Although I only started doing something like that from 2008, the result can be seen. The budget was maintained, even more could be realized, but it also took longer.

It is good if you can talk to owners here who have already done something like this. Practice is ultimately always important!
