Hello everyone I have a plot in the HQ100 area and would like to build a small house. Now I have to meet the conditions that must be observed in the HQ100 area. What exactly will I face and what must be fulfilled and how do you estimate the costs for this. It should not have a basement but be built on a slab. Small stilts with a slab would also be conceivable. I would be very happy about your answers! Thank you very much and best regards

Legally or structurally. Legally, you can find information online for every municipality (or your federal state) – property. New construction is prohibited in HQ100. If there is an exemption permit (which can be clarified with a preliminary building inquiry), various technical conditions must be met – but this can vary depending on the federal state. There may be regulations that the base slab must lie above HQ100 plus a 50cm wave impact buffer. Or the WU slab must "only" be poured. There are really different requirements in different states and also depending on the exact location of the area. Maybe you need a static flow expert report. Or or or. You can’t answer this in general. But you can find out the legal requirements for the property yourself.

Thank you very much – it seems really complicated! Although the property is located in the middle of the town center and flood clearance work has already begun. Nevertheless, we currently have to build according to HQ 100, unfortunately! Actually, I was more concerned about the height of the base slab, i.e. how high it needs to be built and where I can get this information because there are no reference points for it. Since the property is already located in the back part, I can imagine that it would not be much more effort and I would like to build somewhat higher just because of possible heavy rain events.
