Hello everyone,

I have been quietly following here for a while and wanted to ask how those who are about to start construction or are still quite early in the planning process are doing.

How do friends and family react to your project? Are there unsolicited "advice" to quit?
Do you only talk about it within the family, or is it more a matter of keeping your eyes closed and getting through it because there is no turning back? Do you try to calm yourselves with measures, or are you relaxed anyway?

About us:
Our construction project is almost at the end of the planning phase. The building application has been submitted, the loan signed, and if everything goes according to plan, it will start in late summer/autumn.
As a couple, we are actually quite relaxed, but everyone around us is driving us completely crazy. We never really know how to react, and it causes some resentment.
Tell us about yourselves.

If you trust your construction company/architects, go ahead. Carry through with the project and don’t let the bystanders put you off. No one will take the decision away from you anyway, and many can just talk nonsense.

Our house is already standing, but actually no one from the family wanted to discourage us. Many just said, respect for doing that at your age...

Now we are glad to have taken this step once again and enjoy the new feeling of life and the nice neighbors every day.

"We planned this well and can easily afford it - even in the crisis." That quickly puts an end to complaints from others.

You seem to have planned as well, so you can also be a bit "cocky" when others and/or know-it-alls are annoying..

The approval should arrive for me in the next few days, the bank is more or less secured, the property transferred, etc.

Of course, I feel the general uncertainty but when I look at it rationally: disruptions of the current magnitude will take years to calm down/settle again, i.e. "postponing" is a very indefinite time. Unless you planned completely at the limit, I currently see it (still) relaxed – what else can you do.

I should be done with the final sampling in June, then the prefabricated house will go into "production". Since I am building with one of the largest providers, I am also calm about it, because if nothing works there anymore, the whole industry would have to be finished in the end...

Did you get a fixed price, valid until when? And I will say it x times more. Hire an external construction supervisor. The biggest construction company is often not the best solution. You are just a crumb among all their construction projects. I’m keeping my fingers crossed for you. Our house handover is supposed to be in July

We are in exactly the same situation as described by the questioner. I have to say that I have sleepless nights and would advise others to stop as well… at the same time, we are continuing anyway. Financially, we did not plan completely at the limit, even though the increases do hurt. However, we do not assume that prices will decrease, as already mentioned above. The energy transition will permanently bring significantly higher energy prices, and if there is then also demand for materials for reconstruction, it certainly won’t make them more available.
Just due to the increased interest rates since our contract signing at the bank, we have already saved a lot of money compared to a later point in time, despite default interest. That is one aspect that at least makes me somewhat positive…
