Hello,

does anyone of you have experience with bridge financing when buying a house.
In short:
We have bought a house or rather signed the contract.
The officer at our bank, which is handling the financing, always said no problem, everything is fine.
The loan approval has already been given in writing.
Now the payout is delayed because the permit from the local building authority for the change of use must now be available. Unfortunately, this is delayed due to a high level of sick leave at our building authority.
However, according to our architect and also the building authority, this is not a problem.
Maybe someone of you can recommend a bank or a private person who could bridge the amount as soon as possible. Thank you already for your effort.

I understand correctly that you - have a long-term financing for a property - the purchase price for the property is due - but the bank cannot/will not disburse because the change of use is missing and thus the disbursement conditions cannot be met - but the property is not financeable without the change of use - you are looking for temporary bridge financing for a few weeks Now ask yourself who should provide the financing and for what reason? What (valuable) collateral do you offer? How is the lender supposed to make money in a few weeks? What if the change of use does not come for whatever reason? Why did you not agree in the purchase contract that the change of use is a condition precedent? I see the following possible solutions: - the family can provide you with pre-financing - you agree with the seller As a bank, I see no reason to give you the requested financing. Unless you have securities such as fixed deposits or securities accounts – then you wouldn’t need a bank, or it’s only about a few tens of thousands of euros.

When can the due date occur if the approval for the change of use is not there? Isn't this a prerequisite for the due date? Or was this not stipulated in the purchase contract ...

How much money are we talking about?
Do you see the problem? Without a change of use, you have no value in return.
You will need a guarantor or something.

Why is the amount so important to you now? You do not intend to provide me with the money. And as I said, [Nutzungsänderung] is not a problem!
