House costs what would be feasible?

Hello everyone,
we are currently dealing with the topic of house costs. However, before we want to speak with an architect, we would like to have an idea of what kind of house costs we have to expect.
This is initially about the pure house costs (including technical installations, etc.)
Desired is a single-family house with a basement, approx. 165m² living space, simple floor plan without bay windows or similar, gable roof 30°, one dormer. Heating currently under discussion is a pellet heating system. With a double garage if possible.
I have roughly calculated with €1750 per m² living space -> €289K, basement €50K, double garage €15K. What do you think, would that be feasible for a standard furnished house? Or are we way off. I am only interested here in the house costs without additional construction costs etc.
The construction site would be in the south of Baden-Württemberg, so somewhat more expensive than most of the rest of Germany.

Hello namesake ;)

There are already tons of threads about this here, and probably more precise information for the BW district. I would simply, casually speaking, increase it a bit, especially regarding the basement and double garage, and assume the possible max. value.

Roughly estimated, 350k€ - 370k€ house including basement plus about 25k€ garage.

Of course, not considering possible heating systems or special requests or anything else. Also, this is excluding the garden, which depending on wishes and size can also be around 20k€-25k€.

I would say, just browse the forum a bit. There are plenty of posts on this. The assumption regarding finished m² at about 1800€ is already quite good.

Your calculation should look roughly like this:

Single-family house 165 sqm according to Energy Saving Ordinance: TEUR 282 (incl. dormer)
Usable basement: TEUR 48
Double garage 6.00 x 5.92 x 2.45 m (standard)
as a prefabricated garage + strip foundations: TEUR 13
Painting work + floor coverings in EL: TEUR 20
Additional construction costs: TEUR 40
Outdoor facilities in EL: TEUR 10 (only the essentials)
Reserves extras: TEUR 10

All in all and _before_ land purchase amounts to TEUR 423 incl. air-water heat pump and controlled residential ventilation with heat recovery. For a pellet heating system all in you can surely add another TEUR 12-15.

Reinforced concrete, model "Simple" with plaster, manual up-and-over doors, no electric, no door.

Hello everyone!
So we are calculating with the following amounts:

House ready to move in: €385,000
House is timber frame construction, a KfW55 efficiency house
Living area: 165 sqm on 1.5 full floors
Utility basement, fully basemented, fully insulated, 1 room with "normal window"
Heating is an air-to-air heat pump with controlled living space ventilation and heat recovery
2 cross buildings, 1 dormer, usable and insulated attic on 75% of the upper floor - 2 rooms are open to the ridge
Bathroom on the upper floor with floor-level shower and 2 sinks, WC and bathtub + laundry chute to the basement
Bathroom on the ground floor with floor-level shower and 1 sink, WC
Floor-level windows, tiles in the basement hallway and parquet in all other rooms, cork floor on the upper floor
Extras like verge cladding made of titanium zinc sheet are included, however electric shutters are missing
House, as said, ready to move in, including painter and flooring

Garage: €19,000
Prefabricated garage for 1 car including electric sectional door, 1 door and rainwater drainage (including underground piping), strip foundations and electrical connection
plus a solid wood carport for 1 car and its extension to the house entrance (including painting and rainwater drainage)

Kitchen: Budget €15,000 - this will be enough for a "good" kitchen with electrical appliances

Additional construction costs: €35,000 (excavation, landfill, surveying, utility connections, building application)

Buffer: €15,000 (for possible unforeseen expenses and upgrades)

Outdoor area: €15,000 - depending on what "is left over"
