House Construction Pre-Planning - Realistic Feasibility Assessment

Hello everyone,

I am currently in the preliminary planning stages of building a house together with my girlfriend. We have already decided to build a prefabricated house and have found one that we like. It is the Point 173 from Danwood. The price is listed online at €188,300, although we understand that this is probably the price for the most minimalist equipment. Therefore, we have roughly thought of €350,000 - €400,000.

A plot of land is available, about 1000m², equity of about €30,000 + a home savings contract with €12,000 as well as the possibility to use another €15,000 as a loan from another home savings contract.

My salary is about €3,900 net, my girlfriend's about €1,550 net.

Now to the questions:
1. Is the house price realistic?
2. Is it realistic to pay off the loan within a maximum of 20 years?

1. I do think that 400k is enough. 2. It depends. If you include an appropriate repayment. Have you already obtained some pro forma offers to get a feeling for the burden?

1. For 350,000 to 400,000 euros plus the land, you can already build very nicely! No question...

2. In my opinion, the installment will have to be between 1,500 and 2,000 euros if you want to be done in 20 years. Whether that is possible for you, you have to know yourself (income development, development of living costs, discipline, ...).

Well increased. That is also sufficient for the incidental construction costs as well as for the outdoor facilities.

However, you need to check how the salary looks with children or parental leave!

First of all, thank you very much for the feedback.

Initially, we are somewhat relieved that you all consider it quite realistic. Our next step is to approach Danwood directly and inquire about a more concrete price, also regarding our special requests.

Regarding the deduction, €1500 would probably be more conceivable than €2000, especially if my girlfriend then goes on parental leave. We actually want to calculate in a way that I can cover all ongoing costs alone in case of emergency with my salary, since I am practically un-fireable as a civil servant and have a secure and gradually increasing income. But even in this respect, we would still need to seek more intensive advice. Of course, besides the house, we also want to live our lives a bit and offer something to our children-to-be, enabling a nice childhood, for which you also need some money ;)

One other question: Does the plot of land actually count as equity?
