House construction costs - What monthly repayment?

Hello everyone,

my wife and I want to build a house together.

We are totally unsure about what monthly financial burden we can/should expect.
That’s why we wanted to ask for advice and tips here in the forum on how to best approach the matter.

Regarding the framework conditions:

* Joint income: 3750.- EUR, status 2010:

Husband:

Age: 30 years
Occupation: Civil servant, senior service
Income (net): 2750.- EUR (tax class III)

Wife:

Age: 24 years
Occupation: Watchmaker
Income (net): 1000.- EUR (tax class V)
Desire to have children in about 2 years, then 400 EUR basis for the next years
and possibly self-employment


* Equity 50,000.- EUR

* Current residence:

Munich, city, rent (cold) 580.- EUR (2.5 rooms), additional costs approx. 150.- EUR

* Construction project planned in Upper Bavaria
District Weilheim, Starnberg or Fürstenfeldbruck
Land should cost max. 150,000.- EUR (EUR/sqm approx. 250-300)
House should cost max. 200,000.- EUR
Total costs max. 350,000.- EUR

Newly built house with at least 5 rooms and a basement

* Expenses (excluding cold rent, additional costs) approx. 1000.- EUR
Included are food, commuting costs, vacation, clothing, mobile phone, telephone, internet, TV, insurances
So all costs that would also arise when moving into a house.

Not included are rent, additional costs of the apartment




    [*]Own work on our part would be limited to floors, painting and installing insulation.
    So all electrical, sanitary, etc. installations would have to be paid for.

Now my questions:


    [*]What monthly financial burden (repayment) should we limit ourselves to at most? How much should land and house cost at most?
    [*]How much does the full, partial, or only house connection development of a plot approximately cost?
    [*]What monthly additional costs can be expected when owning a house/land? (House approx. 150 - 200 sqm)
    For gas, electricity, operating costs, property tax, etc..?
    These would surely reduce the repayment rate again.
    [*]Which subsidies could we apply for?
    [*]How much monthly reserves should one plan for a house?
    [*]What unexpected costs can arise?
    And how much money should be kept in reserve for them?
    [*]Should one invest more money in the land or in the house?
    [*]Which developer can you recommend in the aforementioned area?
    Solid construction or prefabricated construction method?

just as a note, you can easily add about 30,000 - 50,000 euros of additional construction costs to the house price and the plot.

This includes fees, realtor commission, authorities, land development, acquisition taxes, exterior facilities (paving, construction road, barriers), construction electricity and water, kitchen, garden, floor work, and various other things. You should definitely plan for this so that in the end you haven't stretched everything to the limit and have nothing left.
