House construction costs single-family house from 180 sqm

Hello,

My fiancé and I are planning either a new house construction or buying/renovating a house. To be able to make a comparison, I would like to know whether building a house according to our ideas is financially feasible at all.

About €350,000 – 400,000 in capital is available (for house construction/garages/outdoor facilities). The plot of land is not included in this price.

We would like:

- detached single-family house from 180 sqm living space (minimum), ideally 220 sqm; however, the attic should not be developed

- the fittings should not be the cheapest, but also no luxury

- 2 full floors

- gable roof

- fully basemented

- 2 single garages or 1 double garage

Since we have always read so far that you should calculate about €1800/sqm, we are somewhat unsure. However, we are not quite sure what is already included in that. Are the costs for basement/garages/outdoor facilities/other incidental building costs all extra? Then you could build only a tiny tiny tiny house or you’d have to be a millionaire soon.

I would appreciate any answers.

Hello wanice, we are facing a similar decision. Cost estimates from our architect (= father-in-law) for individual contracts and some own work (e.g. laying tiles + parquet) for at least a KfW 70 house are around EUR 1,400 EUR/sqm. Living area 180 sqm with two full floors and flat roof (Bauhaus style) + basement + nice carport. The equipment is good. We are also building a bit rural in NRW, so the prices are still manageable. For EUR 1,800/sqm you should get a decent house (as long as architecture or equipment does not go overboard). But really only an architect who turns your wishes into a design and determines the costs can help you. Best regards

Why gable roof?


220 sqm pure living space comes to about €380,000 as a KfW 70 energy-efficient house with a usable basement; middle standard.

2 single garages, as prefabricated garages 3 x 6 cost about €15,000, however manually built; double garage roughly comparable.

The size is always relative; not only in house construction.

Hello,

thanks first of all for the answers. So 1400 €/sqm doesn't sound bad at all.

We have been looking for an architect for quite some time now, but haven't found the right one yet. We have already looked at a few old buildings together with an architect, but we were quite disappointed with his performance. The cost estimates for the renovation from him were also a bit strange, even though he is a sworn architect of the IHK.
So if anyone can recommend a good architect who works in the [Recklinghausen/Bochum/Dortmund] area, please send the info.

A gable roof will be necessary for us, since we wouldn’t be building in a new development area, but would have to adapt to the neighboring buildings. And all the houses there have such roofs. Besides, I think it would be nice to still have some expansion reserve in the roof. You never know what the future might bring.

Do I understand correctly that you already have a plot of land? Are you allowed to build two stories and the corresponding floor area there?
