House calculation more expensive than expected. Is this realistic?

I would like to give an update.

We have now had the appointment with the architect and have agreed that we will only plan with him up to [Leistungsphase 4]. From then on, I will obtain the offers myself and start the house construction. I have accordingly already started a calculation and will have it completed within the next two weeks to know a guideline value for the loan.

Initial discussions with various shell builders have shown that the targeted amount of €470,000 is quite realistic.

You want to build a multi-family house without phase 5? I find that bold. I could still understand a single-family house...

My personal experience from the financing phase is that a cost breakdown made by amateurs in new construction does not interest anyone. It must be prepared and signed off by a professional or supported by concrete offers from the major trades.
