hello house construction forum,

I am new here and I am planning to buy a nice old house built in 1960 with 180m² and 800m² plot

here is a brief description of the house!

Heating Buderus g224l from 1999
energy wise nothing has been insulated or done to the house yet!
the little bit of styrofoam won’t have any effect!
there are a total of 9 rooms
in total 4 floors basement ground floor attic and loft (the one on the left side even has a room)

now the planned renovations
electrical everything new wiring
water pipes also all new
install new windows triple glazing about 23 pieces
new front door
new floors walls plastering etc.

here is my first rough cost estimate, I will consult an energy advisor after the purchase!

a lot will be done as DIY!

what do you think, is that a realistic budget?
75000€ for
electricity 8500
sanitary 20000
windows 12000
kitchen 5000
front door 3000
floor and walls 5000
attic and basement ceiling 3000
heating maintenance flushing hydr balancing 3500

roughly 60000

How do you know that? If it’s maybe 5 cm, it could indeed have matched the building standards at the time.

Do you want to buy the property without being accompanied by an expert?


I can only warmly recommend that you involve an expert from the start who knows about existing buildings and their renovation! He can also tell you quite precisely what a renovation will cost you; your equity or financing should be fine.

As an absolute layman, you will most likely draw the short straw ... definitely, if the property has a beautiful old tiled stove or a comparable eye-catcher that distracts from the condition of the property ;)
