Help needed with the general procedure

Hello everyone,

Until a few weeks ago, the topic of building was present in the back of our minds but never really current. Until "our" plot of land came along some time ago.

Now you stand there as a layperson facing a mountain of technical terms, processes, and uncertainties that first need to be illuminated. Starting from "What actually is a hip roof?" "What does knee wall mean?" to already "more complex" things: How do I calculate the possible buildable area.

As you can see, we are really just at the beginning. Therefore, we are trying to read as much as possible about the topic, where I came across this forum and maybe one or the other user will be willing to support us thematically with our project.

The situation. My husband (36 years old) and I (31 years old), 1 daughter, want to realize our dream of owning a house. The rough planning data are as follows:

    [*]Cost of land: approx. €50,000 (reservation request already sent)
    [*]House, solidly built, turnkey, €250,000 budgeted

Since the two of us as IT specialists are not really skilled in handiwork, it is to be turnkey. The building is to be done with the local contractor, who acts as the general contractor and awards all trades from his own side.

How far are we so far? As you can see, not really far yet. We have visited the plot several times and agreed that it should be the one. Therefore, we inquired at the municipality, it is still available, and hence made a reservation request.

A first appointment with the bank is scheduled.

What will the further procedure be? Regarding the plot, terms like soil survey and surveying come to my mind.

Regarding the house, simply contact the construction company and ask if they have a planner on hand or if they are looking for an architect?

As you can see, we are still quite helpless and somewhat overwhelmed with the whole situation.

Hope for some helpful tips.

Hello MissFilou,

first of all, welcome to the forum!

At the first appointment with the bank, you should find out how much financing would be possible – depending on your "desired installment". It would also be helpful to know the maximum loan amount the bank would be willing to provide.

With this knowledge, you should then visit the construction company and express your ideas about the house. It is certainly helpful to look at some houses in a model home park beforehand to get ideas.

I would also recommend that you do not just obtain one offer. For reasons of price comparison alone, but also for getting new ideas, one or two more offers are definitely advisable.

Soil surveys and measurements become relevant when you actually start building, although it also makes sense to ask the future neighbors about the results of their soil survey. It does not necessarily have to be the same for you, but at least it gives a direction...

First, make an appointment at the bank and outline the financial framework. Then you can think about how much house you can afford. What is totally forgotten here, apparently, are the additional costs :-) They can easily amount to 30 to 50 thousand euros. So one thing at a time. And only sign contracts when you are really sure.

Thank you already for your guidance. So we are not entirely on the wrong track after all.

We have already been to the [Musterhauspark]. The conclusions we drew from it were that we do not want to build with timber frame construction and the floor plans from all the piles of brochures also do not appeal to us. It would have to be something more individual.

We clearly have the additional costs in mind. The points I mentioned were just rough guidelines and were not meant to break down the financing. We will really leave that to the banker.

So now we are going to the bank to find out if it is possible and if so, within what framework. Then we will get several offers from construction companies and after careful consideration and decision for a general contractor, we will approach several banks to arrange the actual financing. At least for us, that would be the logical approach, right?

Maybe instead of directly going to the banks, first check with a loan broker like Dr. Klein or Interhyp.

Hello,
I think that works.
In addition to Koempy's tips, I would also suggest inquiring about financing with some large insurance companies - they currently also have quite attractive conditions...
