I am looking for ways to heat the semi-detached house with two apartments each, so a house with a total of 4 residential units, which is to be rented out. The living area of the apartments amounts to a total of 360-380m2. The municipal utilities of my city offer me a heating contracting, including the material, installation of a central 24kW gas condensing boiler, maintenance, emergency service, repair, billing with tenants, hot water storage tank, 4 heat meters, etc. In addition, a photovoltaic system will be installed on the roof, which is financed by the municipal utilities (tenant electricity).
That means the full package for the new house!
I am to pay a monthly heating performance price for the heating system, for at least 10 years or 15 years with a lower contribution. Photovoltaics is free for me; I provide my roof for it and receive a minimal rent (1€/m2 annually). Advantages; the tenants save on electricity costs and I meet the requirements regarding renewable energies for new buildings according to the Energy Saving Ordinance 2016.
Regardless of whether it makes economic sense to commission something like this, I would like to know from you experts / builders with experience whether this model is actually that attractive for landlords or whether one has to accept more risks / headaches?
