GU/Developer/Architect, what makes sense?

I have been a silent reader here in the forum for a while, but so far I couldn't really answer my questions, so now I am starting my own topic.

My wife and I have decided after much consideration to build a house after all. Buying an existing property is not an option due to lack of supply, and fortunately we have a 1000 sqm building plot (fully developed) within the family circle.

Now the only question is how to best approach it. We have very concrete ideas of what we want to build and the development plan allows for one full floor, so it will ultimately be 1.5 floors. A basement is also planned, with a living area of about 200 sqm + double garage.

For now, we are researching, like many others, and ended up at Viebrockhaus. We like some of the houses there, but the floor plans would rather serve as a guideline for us. Can someone tell us how adaptable the floor plans are? Is it possible to plan more windows?

We plan to have a living/cooking area + fireplace + study/guest room + guest bathroom on the ground floor. On the upper floor, a master bedroom + private bathroom + dressing room, as well as 2 children's rooms + children's bathroom. In the basement there should be a fitness room, utility room, and connection room.

Our budget expectations are max. €600,000 (+ 15% contingency + possibly an architect for phases 1-8). Is that even realistic? Own labor is excluded both due to experience and time.

Maybe someone can also recommend a good general contractor from the Hannover area with whom we could also get information? Many thanks in advance for your tips.

Well, that might be just a little fib ?

The topic in the headline "GU/Bauträger/Architect, what makes sense?" is actually discussed here quite frequently.

Anyone who can afford this living space is probably well off with Viebrockhaus. A basement at least weakens one reason for a "full-fledged" architect. I see this provider initially as not overwhelmed by further variation wishes beyond just cosmetic changes to catalog floor plans.

From my own experience, I can tell you that Viebrockhaus offers you everything you want. We were also able to discuss a completely different, individually designed house with the architect. This house was then offered to us free of charge with floor plans, section drawings, and exterior views.

Then you should almost be able to answer your question yourself. Viebrockhaus claims, in any case, to be able to plan completely individually, so they will definitely help you. The budget fits too, so go ahead. Or does the plot still need to be compensated in some way, despite [family]?
