In terms of construction, 500k€ is never enough. Forget about such dreams of getting a house with a basement, double garage, [WWWP], balconies and other cost drivers.

Regarding the new member name: Gotcha, karma is a bitch...

To somewhat stay within your budget.
Basement gone
Garage replaced by carport separate from the house
Upper floor on ground floor without shifting
Do not enlarge external dimensions
Own contribution

You probably didn’t want to hear that, so: start building with the planner who happens to exactly meet your maximum budget and then I wish you lots of fun in your half-finished construction ruin of the house that doesn’t even remotely (!) fit your budget :)
