We are currently planning a single-family house that is being realized by an architect together with a multi-family house. The original planning of the garage provided for a distance of around 40 cm to the underground garage of the multi-family house. Recently, the architect proposed to us to attach the garage directly to the underground garage. This results in an additional width of the garage from 6 m to around 6.7 m.

From my point of view, the new variant has the advantage of more space (and less cost for the general contractor). A small passage between the underground garage and the double garage does not offer much benefit either. On the other hand, in my opinion, the aesthetics are worsened or the impression is given that it is no longer a detached single-family house. This could have a negative effect in the event of a possible later sale. What do you think?

Well, whether a 40cm wide gap between the underground garage and the double garage looks better, or increases the chances of sale, I doubt – building directly (i.e., with a sound-insulating/separating joint) is definitely better. Make sure that your garage has its own exterior walls and does not share an exterior wall with the underground garage. The option to remodel, demolish, etc. only exists if the garage has its own exterior walls – and there are no disputes regarding the maintenance of the respective wall.

Hello garage experts ;)
I am currently working on planning a basement garage. My problem now is that I have a relatively small property and have to decide whether I want an external staircase or an internal staircase. As I said, my property is relatively small, but inside the garage, the staircase also takes up some space?! Do you know how much space one should calculate for? And what type of stairs would you recommend?

Stairs and car become a bit tight in a conventional garage.

How much space does a staircase require? The following information assumes a minimized staircase with an 80cm run width and approx. 20cm rise.
- Spiral staircase: approx. 2.0m x 2.0m.
- Straight staircase: width with railing 80-90cm; length depending on floor height with exit landing 4.5-5m.
- Single turn with intermediate landing (U-staircase): width approx. 2.0m, depth approx. 2.6m
- Single turn (U-staircase without landing): approx. 2.0 x 2.0m
There are many intermediate forms; winding at the start, winding at the exit, bent... you just have to see on site what might fit best.

There are also so-called space-saving stairs that take up very little area, but you have to accept compromises in walkability, as these stairs are almost ladder-like steep. However, you cannot use such stairs for transporting items.
Simply search the internet for "Sambatreppe" regarding this.

I would choose the variant with the small gear, it seems to me, personally, somewhat more practical
