Garage inside the house or on the house on a narrow plot?

Hello,

we have a rather narrow plot (15m wide) with a slight slope towards the street and want to build a single-family house with a basement and a double garage. Now we are wondering where the best place to put the garage is. I do not want to see a garage door from the street, but wish for a harmonious, symmetrical view.
This, of course, makes things a bit more complicated.
There is enough space behind the house. But with a 3m distance to the neighbor, it is also difficult to turn into a garage behind the house.

I would be very grateful for ideas and advice!
Best regards
Kathi

Hello Kathi,

That is actually the classic option for a garage in the basement

That is not really the problem if you drive past the house on the right side (so on the 3.00 m) to the garages which are located on the left side behind the house, that works; of course, you lose a large part of the garden as the vehicles need a turning area when exiting the garage. The question to be answered would rather be, what does the building authority say about this idea? Usually, the development plan defines the area where a garage can be built.

What does your architect say about it?

Kind regards

I think you can forget the double garage. Depending on whether a boundary construction is possible, I would do it as shown in the sketch. However, I don't know your property. Alternatively, the garage could be in the basement below.

Thank you very much for your quick responses.

The driveway should run to the left of the house. A little further back in the garden, there is already a small garden shed on the right side (south), to which a passage should possibly be possible. Therefore, the garage unfortunately cannot be built on the boundary, especially since the neighbor would certainly not allow that.
We are still at the very beginning of the planning. I am still in the process of obtaining the planning information. However, there is probably no development plan as such.
The question is also whether it is still possible to enter the garage if it is built at the back of the house. A direct access from the garage to the house should be possible.

I am very grateful for further suggestions!

What the neighbor allows or not usually does not matter. In Rhineland-Palatinate, it is permitted, unless otherwise regulated, to build a garage on the property boundary with a length of 12m. This must not be higher than 3 m, if I remember correctly. In Baden-Württemberg, 9 permissible meters are allowed.
