Funding in stages over several years

I don't think it will be easy at all to find a bank to support the project. What kind of values are being created? Would the converted shed be on its own plot of land and thus independently marketable? Apart from that, it is regularly the case with such projects that demolition and subsequent new construction are economically more sensible. Go to your local bank and present the project to them; the result might surprise you.
