How do I find a good independent advisor? I wouldn't trust Google for that, and there's no such thing as an official association, right?

generally, a €200,000 loan over 20 years at about 3.5% effective interest should be possible.
Under 80%/70% loan-to-value, some insurance companies even offer cheaper rates. Since I don't want to advertise: feel free to send me questions via PM.
You don't have to repay anything in old age if you don't sell the house. And even then, you can avoid repayment if you only pay out 30% of the sum and run the rest as monthly pension payments
Why pay out? The loan is repaid with the subsidy. And in old age, taxation is deferred.
