Forward loan from November 2026 now

Hello everyone,

Given the current interest rate situation, the following question arises for me.
Should I take out a forward loan now - starting November 2026 - or wait until the market hopefully stabilizes? Currently, I have an offer of 2.94% for a 20-year term.

I know, no one can see into the future, I am simply looking for various opinions here.

2.94% 20Y with 53 months lead time I find very good.

The question is, do you really need it like that? How high is your interest rate risk? Property value, remaining debt 2026, monthly installment?

This is what it looks like....

The base interest rate for 20 years is just above 2.20%, which is good. The rest is the forward premium.

The question is: if the interest rate increases by less than 0.70% in the next few years, then do not accept, but wait.

If you assume that interest rates will rise by at least 0.70% in the next 4 years = then accept this offer.

Interest rates are rising like crazy, and at the end of the year the ECB will also raise the key interest rate - I'm curious to see what the mortgage rates will do then.

From my point of view, it is extremely good. Just accept it if you are satisfied.

Today we were offered 2.97% for 10Y from Nov 2023... Just as a comparison...
By the way, it was significantly lower two weeks ago.
